We Deal With Your Tenants Directly
You don't need to play go-between. Give us the tenant's number and we'll arrange access directly, turn up when we've agreed to, and keep you copied in at every step. You stay in control of the decisions and the spend; we handle the doorstep.
Photo Evidence and Written Reports
Before any work, you get photographs of the problem and a written quote, so you can approve the cost from your desk without visiting the property. After the work, you get photographs of the finished repair and a short written report — useful for deposit disputes, insurance claims and your own records. We quote fast, in writing, and we invoice properly every time.
Planned Maintenance Across a Portfolio
The cheapest roof problem is the one a tenant never has to report. An annual roof and gutter check across your properties catches slipped tiles, blocked gutters and failing flashings before they show up as a stain on a bedroom ceiling — and gives you a dated record that the roof was inspected. We can set up a simple yearly round across a whole portfolio, with one report per property.
HMOs, Single Lets, Conversions and Blocks
We work on single lets, HMOs, converted Victorian houses split into flats, and purpose-built blocks. We also work with residents' management companies and managing agents on shared roofs — where one leak can affect three flats and somebody needs to establish what's actually wrong before anyone can decide who pays. We'll survey, photograph and report, so the freeholder, leaseholders or RMC have something concrete to work from.
Emergencies, Seven Days a Week
When water is coming into a tenanted property, the priority is making the building watertight and the tenant safe. We answer the phone seven days a week and treat occupied properties as urgent — see emergency roof repairs. Once the roof is sound, we'll quote for the permanent fix in writing as usual.
